MORTGAGE CONSULTATION

This is where we have an easy conversation about the Mortgage Process, Budget, Income, Assets, Credit, and Loan Programs.

DOCUMENT GATHERING

We will gather the documentation necessary based on your unique criteria and goals to Pre-Approve you for financing on a new home purchase.

DOCUMENTATION INTAKE

We will review your Loan Application, Documentation, and do a Soft Credit Pull. You’ll receive an e-mail if any documents are still needed.

PRE-APPROVAL CONSULTATION

After reviewing the documentation and doing a soft credit pull, you will receive a Pre-Approval Letter. We will then set up a call to discuss Interest Rates, Closing Costs, Down Payment, Loan Options, and a comfortable Budget.

HOME SHOPPING

You will begin looking for a new home based on the Budget and Pre-Approval Qualifications. Once you find your home, you will put in an Offer and if it is Accepted we will open Escrow and start the Home Buying Process.

APPLICATION

We will update personal Financial Documents, a Signed Purchase Agreement, and Contact Information for the Escrow or Title Company handling the Transaction.

LOAN DISCLOSURE REVIEW

You will receive a package of documents which will provide all the details of your new Mortgage including Interest Rate, Monthly Payments, Loan Terms, and a breakdown of Closing Costs. We will set up a call to provide information and answer any questions.

LOAN SUBMISSION

Once Disclosures are Signed, we will submit your loan to Underwriting for Approval. Simultaneously, we will be ordering any documentation or information from third parties such as Homeowners Insurance, Title Documents, Property Taxes, HOA Documents, and the Appraisal.

LOAN APPROVAL

Once the Underwriter has reviewed your file, they will issue a Loan Approval with a short list of documentation needed to clear Underwriting. We will gather the remaining documents from all parties.

CLOSING DISCLOSURE

After the pertinent closing figures are received, we will send a Closing Disclosure with an updated breakdown of all the numbers associated with the loan and funds needed for closing. This will be E-Signed a minimum of 3 days before closing.

LOAN CLEARANCE

Once your loan has been Cleared to Close, the lender will issue Final Closing Documents to the Escrow Company which will schedule a time and place to sign with a notary.

FUNDING

After Signed Loan Documents are reviewed by the Bank and Escrow has received the wire for the remaining down payment and closing Costs, the bank will send their wire to fund your loan.
